I would like to compliment the engineers that we have met on site who have completed the servicing and repair works on the systems....I cannot find one area where I would be unhappy with the service we have received.

Why install fire sprinklers?

Sprinklers are an important part of an automated fire suppression system. In larger residential properties such as apartment blocks, student halls of residence and care homes, a comprehensive sprinkler system ensures the safety of tenants.

The statistics about sprinkler systems make compelling reading.

There has never been a recorded fatality in a residential fire incident where there was a fire sprinkler system installed.  Furthermore, fire sprinkler systems were able to control 99% of fires in commercial properties on their own.  Sprinkler systems are a simple, cost-effective and highly reliable fire suppression solution for both residential and commercial properties. They have been shown to reduce injuries by 80%, and reduce property damage by 90%.

Base Fire Sprinklers are accredited expert residential Fire Sprinkler System Installers, for individual homes and new-build housing estates, as well as the larger multiple-occupant premises mentioned above.

We can also ensure that new-builds, renovations and extensions in Wales meet the legal requirement to have sprinklers installed, in addition to current and future fire safety legislation in force throughout the UK.

Important considerations for Sprinkler System Installations.

Before installing a residential fire sprinkler system, several important considerations should be taken into account to ensure its effectiveness and compliance with relevant regulations.

Here are some key considerations:

Water Supply

An adequate and reliable water flow rate and water pressure are needed for the system to function correctly. Consideration may need to be given to water storage tanks, booster pumps, or water treatment systems.

Water Tanks
Storage tanks serve as a reservoir for storing a sufficient quantity of water specifically for fire sprinkler system use. These tanks can vary in size and capacity based on the requirements of the property and local regulations. The stored water is readily available for immediate use in case of a fire emergency.

Sprinkler Head Placement
We’ll need to determine the appropriate locations for fire sprinkler head installation based on the property's layout, fire hazards, and occupancy. Ceiling height, obstructions, spacing requirements, and coverage area must be considered to ensure proper sprinkler head placement.

It's important to note that the installation and use of storage tanks in residential fire sprinkler systems should comply with local regulations and guidelines. Consulting with a professional fire sprinkler system designer or engineer is recommended to determine the systems for your needs and to ensure the system's effectiveness and compliance with standards.

What equipment is needed?

In order to install an optimised fire sprinkler system, we offer a start-to-finish design process. We will look at the drawings of your property (including new-builds still under construction) and integrate the sprinkler heads and pipework fully into the building fabric.

We can do this in several ways:

  • Mains supply or water tank ensures adequate pipe pressure

  • CPVC water pipes are flexible and high-temperature resistant

  • Hidden sprinkler heads reduce visibility when not in use

It's common practice for sprinkler pipes to approximately follow the layout of ceiling lights especially in communal areas such as corridors, stairwells and hallways; however, we will always produce a fully bespoke design to optimise your installation.

Planning your sprinkler system installation

We use CAD software (including the long-time industry leader AutoCAD) to plan your installation in advance. This allows us to simulate the coverage of your sprinklers, based on detailed and precise fire hydraulic calculations using Canute FHC.

At every step along the design, supply and installation process, we work to optimise your safety, using compliant hardware and techniques to protect your premises while allowing for fast, clean and cost-efficient installation.

If desired, we can also arrange a retained maintenance plan for future servicing of your sprinkler heads, and to periodically test that the system is still in good working order. We can maintain both residential and commercial sprinkler systems on a retained or ad hoc basis.

Putting you in control

Once installed, your fire sprinkler system protects your premises in a number of ways. We can install automatic fire detection technologies to trigger the sprinklers in the presence of smoke, flames or a rapid rise in temperature.

When triggered, fire sprinklers dampen an area, reducing the availability of combustible fuel, preventing the spread of smoke and flames, and increasing the time span for escape from the building before flashpoint occurs or the fire reaches adjacent areas.

What are concealed sprinklers?

Concealed sprinkler heads are popular in residential properties as they create very little visual distraction in communal areas and private rooms. There are several types of sprinkler head, which offer different levels of concealment:

Pendant Sprinkler

The least concealed option, a pendant sprinkler head is clearly visible on the ceiling, where it is ready to project a cone of water if it is needed. Sidewall sprinkler heads are another visible option, this time mounted to a wall or other vertical surface, rather than the ceiling.

Semi-Concealed Sprinkler

A semi-concealed sprinkler head has a circular plate which fits into the ceiling, hiding much of the mechanics of the sprinkler but still allowing water to spray out when required. While less obvious than a pendant sprinkler, this option is still visible at all times.

Concealed Sprinkler

Our preferred option, especially in contemporary residences where aesthetics is a concern, is to use concealed sprinkler heads. These have a two-stage operation. In the event of a fire, the smooth, circular ceiling plate detaches, allowing the sprinkler head's deflector plate to fall into position so water can be dispensed.

All of the above options have their place - we can work with you throughout the design and installation process, to ensure that you get the appearance and functionality you need from your sprinklers.
