Description
We are proud to be delivering the fire protection package for the redevelopment of Tower House and Charterhall House in Chester’s City Gateway Quarter. These well-known structures, formerly commercial office buildings, are being transformed into 176 luxury apartments by Blueoak Estates as part of a major urban regeneration project.
Our team is responsible for the full design and installation of a BS 9251 Category 4 residential sprinkler system, incorporating dedicated sprinkler pumps and water storage tanks to provide a fully independent and resilient water supply. The system is supported by a dedicated monitoring and control solution, ensuring continuous performance oversight in line with life safety and compliance requirements.
The pipework for the sprinkler system will be installed using Blazemaster CPVC, a lightweight, corrosion-resistant material specifically designed for fire sprinkler applications. Its proven performance, ease of installation and suitability for retrofit environments make it the ideal choice for this complex residential conversion.
The project is also progressing through the Building Safety Regulator (BSR) Gateway process, reflecting its status as a high-rise residential development under the new Building Safety Act 2022. Our early involvement in the design phase has allowed us to contribute to the Gateway One submission, ensuring the fire strategy and sprinkler system design align with current regulatory expectations around life safety, buildability and system reliability.
Working within the retained structural frameworks of the existing buildings has required a highly coordinated design approach. Our team has carefully planned the integration of the system to ensure full coverage without compromising architectural finishes or spatial design.
The decision to implement a Category 4 system reflects the developer’s commitment to high standards of fire safety, system resilience and long-term performance. It complements the project's broader sustainability goals, which include retaining the original building structures and upgrading them to modern energy and safety standards.
